Standard Appraisal
Full appraisal with in-person interior and exterior inspection, photographs, and detailed condition assessment. Most popular for divorce, litigation, date-of-death when also dividing the estate, and bankruptcy. Common for family transactions, Prop 19 transfers, pre-purchase/pre-sale, and insurance disputes.

Which Appraisal Do I Need?
If you're not sure, here's a simple guide.
Basic Desktop $299
Limited reporting degree. Same analytical methodology and conclusions as the standard desktop, but in a shorter report format without maps, photos, or a detailed property description. A popular choice for date-of-death and estate valuations.
Desktop $449
Comprehensive reporting degree. Includes a full property description, location and neighborhood maps, comparable sale photographs, and market conditions analysis. Best for CPA filings, trusts, and any situation where a thorough, well-documented report is preferred.
Standard $625
Everything in the desktop appraisal, plus an in-person interior and exterior inspection with photographs and a detailed condition assessment. The better choice when someone — a court, the IRS, a lender, or a buyer — needs to know that an appraiser personally inspected the property.

What You Receive
Every appraisal — desktop or standard — is prepared by the same certified appraiser and meets the same professional standards. Both types include a written report with an analysis of recent comparable sales in your area, a description of the property, an assessment of current market conditions, and a clearly explained value conclusion. The report is a professional document you can present to a court, attorney, CPA, or financial institution.
Standard appraisals additionally include interior and exterior photographs, a physical inspection of the property's condition, and observations about the property that may not appear in public records. Home measurements are available as an add-on and are performed as needed.
How Fees Are Determined
Our fees are based on three factors: the complexity of the property (unusual features, large acreage, or non-standard construction may require more research), the time involved in research and report preparation, and the intended use of the appraisal (reports prepared for court or IRS submission carry greater professional responsibility). The fees listed above are typical starting points — your exact fee is quoted before you commit, so there are no surprises.
